Nicon Build’s (NB) early involvement, prior to construction, can greatly minimize costly surprises, by allowing our experts to highlight critical material design decisions, schedule timing and focus on budgetary and quality implications. Pre-construction services will help to accurately analyze the project by utilizing the vast experience of our team to develop a strategic approach prior to the commencement of the actual construction work. This approach is a proven tool in helping clients to minimize their risk. By overlapping the design and construction phases, a significant reduction in schedule delivery can be achieved. This can only be carried out through a team of construction professionals who understand how to effectively navigate the intricate labyrinth that is the New York City construction world.

By coming on board during the pre-construction phase, NB is able to reduce the loopholes that tend to occur during the transitional period from pre-construction to the final set of construction documents. It is from here that clear and concise scopes of work (SOW) are prepared and developed into what will eventually become the contract exhibit. An early buyout process will follow shortly after, in order to protect the client from price escalation and avoid potential delays due to subcontractor/supplier conflicts during the buildout period.

With your budget, timeline and the goal of delivering superb quality as our driving force, NB utilizes the highest economical and industry standard practices available. NB will develop a trade bid list subject to owner approval. An appropriate number of qualified bidders will confirm the most reasonable price for the defined trade scope of work. During the construction phase, NB’s construction management team of qualified professionals will assume the responsibility as the authorized administrator of activities, which includes weekly construction meetings, scheduling, cost control, document tracking, change order evaluation, claims and risk management.

The design phase is complete and now it’s time for your vision to come to life. When the owners’ team of certified professional consultants are satisfied with the plans, and no further design changes are required, construction documents (CDs) can be produced.

Starting with project bid negotiations, owners looking to move their full set of construction documents (CD-Set) into the construction phase go through the standard method of construction referred to as general contracting. It is at this point that NB becomes responsible for all scopes of work outlined in these construction documents.
